Thirty years of daily weather for six places from Chernivtsi up to Vorokhta: how many days are warm and dry at once, how often guests get a good weekend, and what that says about a terrace, a pool or a hot tub.
The house is rarely the obstacle for a foreign buyer in Ukraine. The land under it is. Three questions for the plot's papers, the private-farm plot trap, the one-year sale clock and what a purchase does for residence.
A seller asks for money to take the house off the market and offers a handwritten receipt. What Ukraine's Supreme Court made of receipts like that, and what a buyer abroad can do before sending anything.
Thirty winters of temperatures for six places from Chernivtsi up to Vorokhta: how much heat each winter takes, how cold the coldest night gets, when the frosts end, and how to turn that into a heating bill for one house.
Where the council's road and the grid operator's line stop and your duties begin: the street, the wire to the house, a drive on your own land, the strip outside your fence and household rubbish, with the articles of law behind each.
Thirty years of daily rainfall for Kosiv, the Kosmach and Verkhovyna area and Vorokhta: the storm months, the heaviest days, the week of July 2008, and what to look for on a hillside plot.
Six places, 30 winters and a check against a weather station: how much snow really settles around Kosiv and in the mountains, whether there is less of it now, and what that means for a roof, a road and a winter rental.
Most plots are viewed in summer, when the sun is high. In December it climbs only 18 degrees above Kosiv, and a ridge to the south can leave a house without direct sun for months. Figures for five villages and two simple checks you can do yourself.
Without registering as a sole trader you pay 23% of every hryvnia, and you are not even allowed to collect the tourist tax yourself. Four ways to set up, the right activity code, when you need a till, and where one tax group overtakes another.
A borehole for your own house in Ukraine usually needs no permit — which says nothing about whether the water is safe. The two legal thresholds, the sanitary distances, the test limits for wells and springs, and the papers to ask the seller for.
The house is standing, but the register only shows the land. The three steps that turn a building into property you can own and sell, the statutory deadlines and fees, and what a buyer should check first.
What most often derails a land purchase is not a boundary but a person missing from the register: the seller's wife, an ex-husband, a widow's children. Who has a say, which documents settle it, and how to buy while married without a later court split.
A policy on a mountain house is not one product but three separate covers, and any of them can be left out by accident. What Ukrainian law forces your insurer to put in writing, which clauses switch the cover off, and how to check a policy in half an hour.
A share of a house costs far less than the whole house, for good reasons. What you actually buy, how a co-owner can take the deal off you in court, why no room is yours without a notarised use agreement, and when a share can become a house.
Most people first hear about the tax bill three days before the notary, when nothing can be changed. Here is who pays what on a Ukrainian property deal, when a seller owes nothing at all, and why the contract price cannot be whatever you agreed verbally.
The five-digit code on a Ukrainian cadastral extract decides whether you can get a building passport, whether the finished house can ever be registered, and whether a non-citizen is allowed to own the plot at all.
There is a track to the plot, and that means nothing. In Ukraine the right to drive across someone else's land exists only once it is in the property register. How to secure it, what it costs, what a court can do, and what to check before you pay a deposit.
Builders here are found through neighbours; money is lost later — on a quote that drifts, on work covered before anyone recorded it, and on a warranty nobody wrote down. What Ukraine's Civil Code already gives you, and how to use it.
Buyers view a mountain house in August and live in it in February. Four things that August hides: who clears the last 300 metres, where a child studies after year 9, how far the hospital really is, and what "there is internet" actually means.
In the Kosiv district visitors do not spread evenly across the mountains. They drive to a handful of named places, stay a few hours, and leave. That single fact reshapes what a house here is actually worth.
The four names read like one destination, but for a buyer they sit in three different districts, answer to four different councils, and are covered by three national parks that hold very different amounts of privately owned land inside them.
The same 60 m² can be a café, a rental shop or a mini-hotel — three different permit sets, and almost every requirement attaches to the premises, not to your plan. What to check before signing, and why a village address makes the alcohol licence far cheaper.
"Manager" covers three different contracts with different liability, different tax consequences and different exit terms. What the job actually includes, who answers to the state for your guest, and how to compare offers by cost rather than by percentage.
Owners take an average nightly rate and multiply it by 365. The real year is two peaks, two collapses and a set of fixed payments that never ask whether anyone stayed. Here is the year month by month, and where the money actually disappears.
Owners price it as a shopping list: a hot tub costs this, a sauna costs that, so the rate goes up. Guests pay for an evening that actually happened. Here is the order those four things should be bought in, and the norms that apply to each.
«We will build it for ourselves and maybe rent it out later» is the most expensive sentence in this business. The decisions that separate a family home from a guest house are fixed before the slab is poured — and Ukrainian law draws its own line at six rooms.
An old timber house is sold as a finished home with character and bought as a site with somebody else's decisions inside it. Here is why the work is legally not restoration, which three budgets to cost separately, and the rule that makes the choice obvious.
A finished house is inspected in an hour and paid for over years. Here is which three documents decide whether the building has a legal owner, where damp hides in a mountain house, and what to ask about water, roof and winter.
Build time in the mountains is measured in weather windows, not in months. What winter actually stops, why getting the shell closed before the frost decides the whole year, and what belongs in a contractor's programme.
Firewood, pellets and heat pumps cannot be compared by the price of fuel. They are compared by the cost of a kilowatt-hour of delivered heat. Here is the formula, the current tariffs, and the condition that decides whether the cheaper rate applies to you.
On a slope the foundation stops being a line item and becomes a small engineering project of its own: earthworks, structures that hold the ground back, and drainage that has somewhere to go. Here is what you are paying for.
Ivano-Frankivsk sits in temperature zone I, where the code asks for a wall of at least 4.0 m²K/W. No single-leaf wall gets there on its own, so the real question is which structure survives the rain, the road and the winter.
A construction passport replaces the full permitting package for smaller builds, but only up to 500 sqm and two storeys. What to file, how long it takes, and why the passport itself does not let you break ground.
The fence has "always stood right there" — but the cadastre may say otherwise. Old land shares with no coordinates and boundaries agreed by word of mouth are common in Carpathian villages. Here is what to check before you sign, not after.
"Buying remotely" does not mean "with nobody present." Someone still has to sign the contract in front of a notary in Ukraine — you or a representative acting on a power of attorney. Here is how the paperwork, the money and the citizenship rules actually work.
"Land you can reclassify for housing" reads like a formality in a listing. It actually depends on the settlement boundary, the general plan, and whether the plot sits in forest or reserve land.
"Your own stream on the plot" sounds appealing until it turns out the house sits inside a strip where building is against the law. Here is how that strip is measured, and how to check it before you buy.
Ten hundredths of a hectare on flat ground and ten hundredths on a slope are not the same land. Here is how much area a slope really takes, when a retaining wall becomes unavoidable, and how to size a plot with a margin instead of finding out too late.
A beautiful view guarantees nothing about whether you can legally build. Here are the six checks we run before every deal, and exactly what to look for in each one.
"Utilities nearby" is the most flexible phrase on the land market. Here is what to ask about power, water, wastewater and access — and which numbers are fixed by regulation.
Most payback calculations are inflated because they multiply a peak nightly rate by 365. Here is the formula that produces an honest number, and where it usually breaks.
