
Short answer
A mountain house needs more nominal land than its footprint suggests. Slope reduces the share of ground that is actually buildable, and a retaining wall (with its own foundation and drainage), the setbacks the building code requires, a turning area for a car, and winter snow storage all take a slice of the plot on top of that. For the same house, a sloped site typically needs noticeably more land than a flat one — the exact figure only comes from walking the specific plot.
Two buyers can buy the same number — a plot the same size on paper — and end up with completely different results. One fits a house, a garage, a vegetable patch and space for two cars. The other finds out after closing that once the slope, the retaining wall and the driveway are accounted for, the flat part is barely enough for a terrace. How much land you actually need for a house in the mountains is not a question about the figure in the deed. It is a question about how much of that figure turns into flat, accessible, legally buildable ground.

What follows is how we work out how much land a given house design actually needs on a slope, rather than assuming a round number is enough.
The short answer: count buildable ground, not the total figure
On flat land, the plot size and the usable area are almost the same thing. In the mountains they are not. Part of the plot goes to slope that cannot carry a foundation without extra work, part goes to boundary setbacks, part goes to the retaining wall and its drainage strip, part goes to a driveway and turning space. So before comparing price per unit of land, work out the area that will actually sit under the house, not under the slope.
Why gradient eats into a plot before construction even starts
The steeper the slope, the more of the plot is spent on what makes the house possible at all: cutting, filling, a retaining wall, drainage. On the site plan the plot is a rectangle. On the ground in the mountains it is terrain, and the flat, usable part can be a third of what the listing photo suggests.

Retaining walls: when you genuinely cannot avoid one
A retaining wall is needed where a cut or fill creates a height difference that would slump on its own over time, especially with snowmelt or heavy rain. Whether a wall is required is not the seller's call or the agent's call — it is an engineer's calculation after looking at the specific slope and soil, not a rule of thumb that applies everywhere.
- Height of the cut or fill — the taller the step, the more likely a retaining structure is needed instead of a simple slope.
- Soil type — clay and waterlogged soils hold shape worse than rocky ground and more often need a wall even at a moderate step.
- Water nearby — a stream, a spring, or simply a natural runoff path at the base of the slope raises the risk of undercutting and slippage.
- What sits above or below the slope — a neighbour's wall, a road, or the house's own future foundation all change what the structure needs to do.
The part buyers most often forget to budget for is not the wall's thickness but the strip around it — its own foundation, the drainage behind it, and access for maintenance. That strip also comes out of the nominal plot area, and it is the piece that gets left out of the first rough estimate.
Siting the house: three approaches and what each costs you in land
Siting is the decision of how the house actually meets the slope. It decides how much of the plot goes into earthworks and how much is left for the yard and garden.
- Cutting into the slopeThe house is partly built into the hillside on one side. Less earthwork and a compact footprint, but it usually needs a retaining wall and careful drainage on the uphill side, or water finds its way to the foundation.
- Raising the house on a plinth or pilesThe house sits above the terrain instead of levelling it. Less earthwork and less flooding risk, but the plinth or piles are their own line item in the budget, and the space underneath the house has to be used or insulated.
- Full excavation and terracing the padThe ground directly under the house is levelled completely, often with a retaining wall around the perimeter. The most earthwork and the most land needed around the house, but the simplest day-to-day result — a flat yard, an easy driveway, a conventional foundation.
None of these is automatically correct — the choice depends on budget, the actual gradient of the plot, and whether you also want a vegetable garden, guest space or parking for several cars. This is worth working out together with a turnkey construction estimate rather than separately from it.
Boundary setbacks: what the building code says, and why it bites harder in the mountains
Ukraine's state building code DBN B.2.2-12:2019, "Planning and Development of Territories", sets the distance from a neighbouring plot's boundary to a new homestead or dacha house at, as a rule, no less than 3 metres. There is an exception for already built-up blocks during repair or maintenance of an existing house, where the distance to the most protruding part of the wall can be reduced to 1 metre. The same code separately sets fire-safety gaps between houses, which range roughly from 6 to 15 metres depending on the fire-resistance class of the buildings involved — which is why timber houses, common in mountain villages, often need a wider gap from a neighbour than brick or block construction does.

On a narrow mountain plot, these setbacks combined with a retaining wall and a driveway can leave a noticeably smaller footprint for the house than the total area suggests. It is worth working these out before deciding how much land is "enough".
How much land to budget with a margin: a practical way to add it up
Instead of aiming for a "typical" plot size, add up what will actually take space on the slope, item by item, for your specific house design:
- The house's own footprint from the design, not its total living area.
- A strip for the retaining wall, if the site assessment shows one is needed — the wall itself, its foundation and the drainage behind it.
- The boundary setbacks from the table above — from neighbours and from the street or driveway side.
- A driveway and turning space for a car — in the mountains this is not a luxury but a necessity when snow needs clearing and you need to get out immediately.
- Space to pile cleared snow in winter, along the driveway and near the house — rarely mentioned upfront, and a recurring problem every autumn if it was not planned for.
- The required distance from a septic system or treatment unit to the house, the boundary and any watercourse, where there is no centralised sewage.
Red flags on a plot that looks bigger than it is
- The listing shows only the total area and photos from the flat part, with no photo or video of the far edge of the plot.
- The seller says "no retaining wall needed" while the slope on the ground is clearly more than moderate.
- The price per unit of land is noticeably below comparable nearby plots, and the reason turns out to be the difficult terrain nobody mentioned upfront.
- Nobody can answer how many metres separate the neighbour's boundary from where you are actually allowed to build — which directly determines how much land is really usable.
